Workflow automation · Independent title companies

Your processors shouldn’t spend half their day answering “where are we on the closing?”

Griffingate builds automation inside your existing systems — proactive status updates, automated order entry, post-closing tracking — so your team moves files instead of chasing them.

No new software to buy. No long-term contract. Built around the systems you already run.

Where the hours go

Three places every independent shop bleeds time

You know these because you live them. Every one is recoverable — without hiring the next processor.

Status calls and emails

Realtors, lenders, and buyers calling for updates the file already answers. Fifteen “quick questions” a day is two hours of interruptions per processor.

We build proactive milestone updates to every party — commitment issued, cleared to close, funded — before anyone has to ask.

Retyping what already exists

Contracts, payoffs, and HOA letters arrive as PDFs — then someone types the same data into your production software by hand.

We build document extraction that reads the PDF and populates the order. Twenty-five minutes of entry becomes two.

The post-closing pile

Recordings and final policies with no deadline attached — so they lose to today’s closings, until an underwriter audit or an angry realtor finds them.

We build automated tracking and follow-up so the pile clears itself, with an audit trail your underwriter will love.

Not every company needs to hire to grow. We build systems that let you take on more volume — without adding staff, and without burning out the team you have.

The process

From first call to live automation in about five weeks

Step 1 · Free

Diagnosis call

Thirty minutes. You walk me through how a file moves through your shop. I tell you plainly what’s automatable, what it saves, and what it costs. You decide on the call.

Step 2 · Included

Workflow audit

A working session with you and your team. We map the exact workflows, confirm scope in writing, and set the build plan. No surprises, no scope creep.

Step 3 · Weeks 2–5

Build, train, run

We build inside your existing stack, test against live files, train your team, and stay on for monitoring, fixes, and monthly reviews.

Who you’re working with

Built by someone who answers his own phone

I’m Brayden, the founder of Griffingate. I spent years in high-volume B2B services — living inside the same problem your shop has: too much work flowing through too few people, held together by retyping, phone tag, and heroics.

Griffingate exists because modern automation finally works well enough to fix that for small operations — not just for the national brands with IT departments. I build every system personally, work inside the tools you already own, and when something breaks, you call me, not a ticket queue.

The griffin, if you’re curious, is the old-world guardian of treasure. Fitting work for the title industry.

Fair questions

What owners ask before they book

Does this replace my processors?
No — it un-buries them. The automation handles the repetitive 80%: status updates, data entry, follow-up tracking. Your people handle the 20% that needs judgment, which is what you hired them for. Most clients see this as the alternative to their next hire, not their current team.
Do we have to change our title production software?
No. We build around whatever you run — SoftPro, ResWare, Qualia, RamQuest, or the spreadsheet you’re embarrassed about. If your systems can’t support a workflow, I tell you before we start, not after.
Is this an “AI” thing? We’re careful about security.
Good — you should be. We use modern automation (including AI for document reading) inside your existing, permissioned systems. We never handle wires, never store non-public information on outside servers, and every automation includes an audit trail. Reducing the chaotic email volume in your shop is itself a fraud-surface reduction.
What if it doesn’t work for our shop?
Month-to-month, 30-day notice, and I tell you on the first call if I don’t think your setup is a fit. A client who churns in month two costs me more than an honest no on day one.
How fast do we see results?
First automations go live inside four weeks of the audit. Most shops feel the difference — fewer interruptions, faster files — within the first month of running live.

One call. No pitch deck. Just a straight look at what’s automatable in your shop.

Tell me how a file moves through your operation and I’ll tell you — honestly — what’s worth automating and what isn’t.
